Top 15 Questions Buyers Ask When Purchasing a Home
Buying a home is a huge decision, and I get asked a lot of questions about the process. Here, I’ve compiled the 15 most common questions buyers ask me so you can get a head start on understanding what to expect.
1. Can I see this house right now?
It depends! Some homes are vacant and can be shown quickly, while others are occupied, and we need to schedule with the seller. My team works hard to get you into a property as soon as possible, ensuring you don’t miss out on any opportunities.
2. What are the first steps to buy a house?
The first step is a one-on-one buyer consultation, typically over Zoom. This helps us discuss your needs and expectations, and from there, I’ll connect you with a trusted local lender to get pre-approved.
3. How long does it take to buy a home?
On average, the entire process—from getting pre-approved to closing—can take 30 to 45 days, depending on your loan type. Finding the right home can take anywhere from 2 to 6 months.
4. Can I back out of buying my home?
Yes, but it depends on the timing. During the due diligence period (usually about 7 days), you can back out and get your earnest money back if something major comes up. After that, backing out may mean losing your earnest money unless certain contingencies apply.
5. Are prices negotiable?
Yes! I’ll negotiate on your behalf to ensure you get the best deal on the home and, if possible, help with closing costs. Market conditions will influence how much wiggle room we have.
6. Will the seller fix up the house?
Some homes are sold "as-is," meaning the seller won’t make repairs. However, many sellers are open to negotiating repairs during the inspection period, especially if there are significant issues.
7. How much does my real estate agent make?
In Georgia, buyer’s agents typically earn 3% of the sale price, though it can be as low as 2.5% for new construction homes. Some seller agents may reduce the commission further under certain conditions, but my team always works hard for you.
8. How much will I pay in closing costs?
Closing costs range from 2% to 5% of the total home price. These costs depend on whether you’re paying cash or financing with a loan and can include attorney fees, lender fees, title fees, and more.
9. What is earnest money?
Earnest money shows the seller you're serious about buying their home. It’s typically 1% of the purchase price and is refundable during the due diligence period if you choose not to proceed for specific reasons.
10. What is title insurance?
Title insurance protects you from issues that could arise from a faulty title search, such as undiscovered liens or ownership disputes. It's a one-time cost and highly recommended for peace of mind.
11. How can I save money when buying a home?
The best ways to save are by negotiating closing costs, shopping for competitive loan rates, and getting a good deal on the home’s price. A strategic negotiation can save you thousands.
12. How much is a home inspection?
In Middle Georgia, home inspections range from $175 to $400 depending on the home’s size and structure. This is a small price to pay to avoid costly surprises later.
13. Who pays for the home inspection?
You do. It’s part of your due diligence to ensure the property is in good condition before moving forward with the purchase.
14. How much should I put down when buying a house?
It depends on your financial situation, but if you put down less than 20%, you’ll likely have to pay private mortgage insurance (PMI). However, veterans may qualify for zero down payment options with no PMI.
15. How do I find a good lender?
I recommend checking Google for top-rated local lenders, interviewing at least three, and comparing their rates, terms, and customer reviews before choosing one.
By answering these common questions, I hope to make your home-buying journey a little smoother. If you still have questions or are ready to start the process, feel free to reach out! My team and I are here to help guide you every step of the way.
